Challenge: Built in 1910 as a carriage house, then enlarged and re-programmed as a two family home, the circulation in the space was very chaotic. The room sizes and layouts were not appropriate for their programming. Living-to-resting space proportions were contrary to today’s occupant desire.
Solution: Insert a new vertical circulation core that all apartments can share. Optimize intimacy gradient by placing kitchens and living areas near the center of the home and resting areas on the parameter. Complete two story addition to exercise under utilized floor-to-area-ratio (FAR).
