The addition of a floor to this 4-unit building (c1929) in Piedmont, CA presented a challenge as the maximum number of units per the DOB had already been reached. Challenge: Increase rent rolls on this investment property without adding units. The building is a two-story, four-unit building and while the DOB will allow an additional floor, they will not allow extra units.

Solution: Add a third floor to the building converting the top two units into duplex townhomes. Each of the two-story townhomes is programmed with living, dining and kitchen on the first level plus two bedrooms, home office, master bath and terrace on the upper level.
